I am a fully qualified Architect. I am member of both the RIBA and ARB. After graduating with an MA in Architecture from the Royal College of Art in 1998, and fourteen years with other companies (Land Design, Fluid Design, Penoyre & Prasad and Curl La Tourelle), I set up Peter Morris Architects in 2012, and since then I’ve focused mainly on residential work, making joyful homes for interesting people.
How Do We Get Started?
Most of the homes I’ve designed in my life are for people who’ve never worked with an architect before, so don’t worry if this is your first time, I will guide you through the process. The first step is just to get in touch. Give me a call on 020 3011 2665 or email me on peter@petermorrisarchitects.com, and let’s have a quick chat about what you’re trying to achieve. If you’re not ready to start yet, that’s fine – it’s still always good to start discussions early, because getting planning permission for a property can be a lengthy process.
How much will your project cost?
- You’ll give me a ballpark figure for what you have available to spend and we’ll discuss right from the start whether what you’re hoping to do is likely to be feasible for this amount;
- I’ll create a design in conjunction with you which should be do-able on your budget (but please note that it is builders that set the price for a project, not the architect, so this isn’t an exact science!);
- Once you’re happy with the design, we’ll submit the planning application if required – and either simultaneously, or once the planning approval has come through – start the tender process, and send the drawings out to at least three different builders and ask them to provide fixed price costs for the scheme;
- Once the tenders are back, we’ll examine all costs, and work out together where there might be potential savings (sometimes a minor amendment to planning is required at this stage, but we will always try to avoid this);
- Once you’re happy with a builder’s price, you’ll sign a RIBA contract with that person, and then the work will get underway.
